Required Documents for Your Future Custom Home

Building your future custom home is an exciting event, however, there is a crucial administrative aspect that must not be overlooked—the acquisition of required documents. When you choose to work with Lumara Homes, you can rest assured that we will handle all the necessary paperwork, ensuring a smooth and stress-free path towards the realization of your custom home dreams.

The site plan includes details like property lines, lot area, any easements present, and information about the building in relation to any adjacent buildings. It also specifies the location and dimensions of the existing building or the proposed building and a summary of zoning provisions.

This should provide details on how the lot will be graded and designed to ensure ponding issues are not created. It is also important that grading is done in compliance with grading requirements before a Lot Grading Certificate can be issued.

Complete dimensions of the building are required, showing each level of the building. The proposed use of each room and the location of smoke alarms and carbon monoxide detectors will be shown, including plumbing fixtures, the foundation, exterior and interior walls, and structural framing.

The roof plan includes the layout plan for the proposed roof, the structure of the roof, skylights, roof slopes, valleys/peaks, and ventilation. Truss drawings and the floor joist plan are needed if engineered roof trusses or floor systems are proposed in the plan.

This includes exterior finishes i.e. decks/landings, stairs, and guard rails. This also includes roof slopes, types of windows and doors, and their size and location. You’ll also need to include the height of sills above floor level and overall exterior dimensions.

Building authorities will need to see a cross-section view of the proposed building detailing the floor, wall, roof, footing, and foundation wall. The floor-to-floor and floor-to-ceiling dimensions should be clearly shown, including any stairs, landings, or any handrails.

It’s important to include any further details about the building materials used for the walls, floor, roof, stairs, and any guard/handrails.

You will need to include the layout of the HVAC system on each floor, the type of system, and its location and size. Heat loss and heat gain metrics will need to be included, plus duct design, measurements, and calculations.

The details of your plumbing or drain and water service will need to be submitted with your building permit application. The only exception is if you’re building a one or two-unit home.
